If you’re vacationing for the winter, your home insurance coverage could lapse unless you talk to your insurer and adjust it for the time you are gone.
As a snowbird, you will need someone to check on your house regularly and may require unoccupied home insurance.

How does going away for the winter affect my house insurance?
Being away for several months increases risk because you won’t be present to spot issues early. This can affect your home insurance coverage.
For example, frozen pipes are a common winter claim in Canada and can cause extensive water damage. Due to the increased risk, your insurer may require unoccupied home insurance while you’re away.
Do I need to let my insurer know?
Yes. You must notify your insurer if you’re leaving for the winter. Some insurers may void home insurance if a home is empty for more than four consecutive days, though rules vary by provider.
You may be required to have someone check your home every 24 hours. Contact your insurer to confirm whether you can maintain your existing coverage with regular check-ins or if you need unoccupied home insurance.

When is a home vacant?
If your home is vacant for more than 30 days, home insurance coverage may lapse.
A home is considered vacant when you do not intend to return — for example, when a property is for sale or rent. Typically, utilities are shut off and the home is unfurnished.
When is a home unoccupied?
If you’re away for a few months but plan to return, your home is considered unoccupied.
Before leaving, check with your insurer about any required changes to your home insurance policy. Some insurers limit coverage for unoccupied homes beyond 30 days and may require special coverage.
What is unoccupied home insurance?
When you’re away for the winter, you may need unoccupied home insurance instead of a standard policy.
This coverage is typically available through your current insurer. Because covering an unoccupied home presents higher risk, premiums may be higher than standard home insurance.
