People helping people
Sometimes the best way to get to know a broker is to hear from their customers. See what people have to say about working with our Westshore team.
“Brandie K was amazing! She went above and beyond, was very knowledgeable, helpful and a joy to be around. Her attention to detail really put me at ease. She helped me find the very best deal that worked for me. I would recommend her and Western Coast to anyone who has insurence needs. I’m even from out of town and that didn’t make a difference. Brandie K is great!”
“Friendly, knowledgeable customer service! My go-to place for auto and home insurance services.”
“Renewed my car insurance and Tracy was friendly and efficient. I dropped in and didn’t have to wait at all, the entire team working today was great. I’d definitely recommend this branch. A very pleasant experience.”
Part of your community
The Westshore is known for its fast-growing neighbourhoods, outdoor recreation and close connection to nature. From Goldstream Provincial Park and Esquimalt Lagoon to local sports fields and schools, our broker supports residents across Langford, Colwood, View Royal, Metchosin and Highlands.
Whether you’re raising a family in Langford, enjoying coastal living in Colwood, commuting into downtown Victoria or running a business near Westshore Town Centre, your insurance coverage should fit your life. A new build on Bear Mountain, an established home in Colwood and a condo by the Town Centre can each raise very different insurance questions for owners.
Your insurance should reflect your home, vehicle, business and how you actually use them. Our brokers can help you take a personalized look at what makes sense for you rather than taking a one-size-fits-all approach.

Local questions worth asking
Where you live can make a difference to your insurance. From forest-edge neighbourhoods and coastal storms to hillside homes and earthquake risk, our Westshore brokers with Western Coast Insurance Services can help you understand what your policy covers, what it doesn’t and whether there are additional options worth considering.
The City of Langford is surrounded by forests and has been expanding FireSmart outreach in higher-risk neighbourhoods. Home insurance generally includes protection against fire, including wildfire, but it’s worth checking that your limits reflect today’s rebuild costs and how much help you’d get with living expenses during an evacuation.
If we had to evacuate because of a wildfire, what would my policy cover while we’re out of our home?
The City of Colwood lists floods, storm surges and sea level rise among the risks its residents should know about. Coastal homes near Esquimalt Lagoon and low-lying properties can be more exposed. Coverage for water damage varies a lot between policies, so it’s worth knowing how yours responds to overland water, sewer backup and storm damage.
Would my policy cover damage if a winter storm pushed water onto my property?
Many Westshore homes sit on slopes or near drainage pathways, and many have finished basements or rental suites. Water that collects around foundations can find its way in, and a suite you rent out may change the coverage you need. Let your broker know about your lower level, any tenants and recent plumbing work so your policy fits how the home is used.
Do I need to tell my insurer about my basement suite, and would sewer backup be covered there?
Earthquake coverage is generally recommended across Greater Victoria, including the Westshore. It isn’t included in a standard BC home insurance policy, but it can usually be added. Your broker can help you understand what it would protect, how the deductible is calculated and whether it makes sense for your home.
What would earthquake coverage protect for my home, and how is the deductible worked out?

Your local broker, your questions
Renewing on a weekend, insuring a new build or commuting into town? Here are a few questions Westshore customers often ask.
Our Westshore brokers can help with ICBC renewals and optional car insurance, home, condo and tenant insurance, business insurance, travel insurance and other personal insurance needs. The options available will depend on the insurer, what you’re insuring and your individual circumstances.
Yes. Our Jacklin Road broker is open seven days a week: Monday to Friday from 9:00 a.m. to 6:00 p.m., Saturday from 9:00 a.m. to 5:00 p.m., and Sunday from 11:00 a.m. to 4:00 p.m. It’s an easy option if you commute during the week.
Every driver in BC must carry ICBC Basic Autoplan. It includes $200,000 in third-party liability coverage, accident benefits for medical treatment and recovery, Basic Vehicle Damage Coverage of up to $200,000, Underinsured Motorist Protection of up to $1 million and inverse liability protection. Many Westshore drivers add optional coverage on top.
Driving on the Westshore means a mix of highway travel, growing neighbourhoods and busy commuter routes like Highway 1 and Veterans Memorial Parkway. Many drivers add collision coverage for repairs after an at-fault crash, comprehensive coverage for theft, vandalism, fire and weather damage, and higher third-party liability limits.
A clean driving record helps you qualify for lower premiums. You can also ask whether you qualify for ICBC discounts, such as for driving fewer kilometres, add approved safety or anti-theft features, and choose a higher deductible if it fits your budget. A broker can compare optional coverage from multiple insurers for you.
No. Driving without valid insurance anywhere in British Columbia, including the Westshore, is illegal. Drivers caught without insurance typically face a $598 fine, and additional penalties may apply if you can’t produce insurance documents or your licence plate decals are missing or expired.
Most Westshore homeowners look for dwelling coverage based on local rebuild costs, personal property coverage for the home, garage and storage, personal liability, and additional living expenses if the home can’t be lived in during repairs.
Sewer backup and water damage coverage are worth considering, especially for homes with finished basements, crawlspaces or properties near slopes and drainage pathways.
No. Standard home insurance in BC does not include earthquake coverage, but it can usually be added as an endorsement. Earthquake coverage is generally recommended across Greater Victoria, including the Westshore.
Earthquake coverage typically includes dwelling coverage to repair or rebuild your home, personal property coverage for belongings like electronics and furniture, and loss-of-use coverage for additional living expenses while your home is repaired.
Earthquake deductibles are often a percentage of your coverage limit rather than a fixed amount, so ask us to show you the dollar figure.
Most standard policies don’t include earthquake damage, sewer backup or overland water damage unless you add that coverage. They also exclude wear and tear from aging roofs, plumbing or electrical systems, and damage caused by a lack of regular maintenance. We can help you decide which optional coverage makes sense for your home and location.
