“Listened before advising
“I had a wonderful experience at this office. The agent, Jacob Hilderman, really knows what he’s doing. He was polite, knowledgeable and was patient with me. Instead of overwhelming me with all the policies and deals they offer, he took the time to listen to my concerns and made the transaction very satisfactory. I definitely plan to visit this branch in the future.”

Central Saanich and Saanichton are known for their strong agricultural roots, coastal lifestyle and close-knit community. From Brentwood Bay and Island View to rural farmland and residential neighbourhoods, we’re proud to support customers throughout the Peninsula.
Whether you’re a long-time homeowner, commuting into Victoria, working in local agriculture or running a small business on the Peninsula, your coverage should fit your life. A waterfront home in Brentwood Bay, a family home in Saanichton and an acreage with barns and a workshop each need very different insurance coverages.
Your insurance should reflect your home, vehicle, business and how you actually use them. Our brokers can help you take a personalized look at what makes sense for you rather than taking a one-size-fits-all approach.
Western Coast Insurance Services has been part of Western Financial Group since 2013. That means our Central Saanich customers get local BC insurance advice, with the resources of a national insurance brokerage.

Working Farms and Farm Stands
Many Peninsula farms do more than grow crops. They sell at the gate, host visitors or run a market stand. A standard home policy usually isn’t designed for farm buildings, equipment, livestock or customers on your land. Farm insurance can bring your home, barns, machinery and farm liability together under one plan.
Ask your Central Saanich broker
If customers visit my farm stand, is my farm liability coverage enough?
The District of Central Saanich places its east side in Tsunami Zone D and its west side in Zone E, and notes that a major earthquake off Vancouver Island is the greatest risk. Low-lying homes near Brentwood Bay, Saanichton Bay and Island View should know how their policy treats earthquake and water damage.
Ask your Central Saanich broker
Would my policy cover damage from flooding caused by a tsunami, or only by an earthquake endorsement?
Many Central Saanich homes include outbuildings, workshops or secondary structures, which makes it especially important that your policy reflects the full replacement cost of your property. Homes near agricultural drainage systems or older infrastructure can also benefit from added coverage for water-related risks.
Ask your Central Saanich broker
Are my workshop, barn and the tools inside covered at their full replacement value?
We usually recommend earthquake coverage on the Saanich Peninsula because of Vancouver Island’s seismic risk. It isn’t included in a standard BC home insurance policy, but it can usually be added. Your broker can help you understand what it would protect and how the deductible works.
Ask your Central Saanich broker
What would earthquake coverage protect for my home and outbuildings, and what would I pay first?
Insuring a farm, an acreage or a home by the water? Here are a few questions Central Saanich customers often ask.
What types of insurance can I get at Western Coast’s Central Saanich broker?
Our Central Saanich brokers can help with ICBC renewals and optional car insurance, home, condo and tenant insurance, farm insurance, business insurance, life and travel insurance. The options available will depend on the insurer, what you’re insuring and your individual circumstances.
What are the Central Saanich broker’s hours?
Our Saanichton broker at 7860 Wallace Drive is open Monday to Thursday and Saturday from 9:00 a.m. to 5:00 p.m., and until 6:00 p.m. on Fridays.
What does ICBC Basic Autoplan include?
ICBC Basic Autoplan is mandatory for every vehicle registered in BC. It includes $200,000 in third-party liability coverage, Enhanced Accident Benefits for injury care and recovery, Underinsured Motorist Protection of up to $1 million per insured person, and inverse liability where local laws don’t let you claim against the other driver. Many Peninsula drivers add optional coverage such as extended third-party liability, collision and comprehensive. Our brokers can help you review which options fit how you drive.
Why do Peninsula drivers add optional car insurance?
Central Saanich has a mix of rural roads, residential neighbourhoods, agricultural traffic and commuter routes such as Highway 17 and Stelly’s Cross Road. Drivers regularly share the road with farm vehicles, cyclists and commuters, so many add collision, comprehensive and higher third-party liability limits for extra protection.
Do I need farm insurance or home insurance for my property?
If you raise livestock, grow crops for sale, run a farm stand or keep farm equipment, a standard home policy may not cover it. Farm insurance is built for farm buildings, machinery, livestock and farm liability, and it can include your house. Tell us how the land is used and we’ll help you find the right fit.
Is earthquake insurance included with home insurance in Central Saanich?
No. Standard home insurance in BC does not include earthquake coverage, but it can usually be added as an endorsement. We usually recommend earthquake coverage on the Saanich Peninsula because of Vancouver Island’s seismic risk.
Earthquake coverage typically includes dwelling coverage to repair or rebuild your home, personal property coverage for belongings like electronics and furniture, and loss-of-use coverage for additional living expenses while your home is repaired.
Earthquake deductibles are often a percentage of your coverage limit rather than a fixed amount, so ask us to show you the dollar figure.
Is my Central Saanich home in a tsunami zone?
According to the District of Central Saanich, the east side of the municipality is in Tsunami Zone D and the west side is in Zone E. The District and the CRD offer interactive tsunami maps so you can check your address. Our brokers can then help you review how your policy treats earthquake and water damage.
What should my home insurance cover on an acreage?
Look for dwelling coverage at full replacement cost, personal property coverage for belongings in the home and outbuildings, personal liability and additional living expenses. Sewer backup, overland water and earthquake coverage are key considerations on the Peninsula, especially near low-lying land or drainage areas.
What will I be asked when I get a home insurance quote?
We’ll ask about the year your home was built, renovations, construction materials, roof age, square footage and heating. We may also ask about monitored alarms, sump pumps, backwater valves and upgrades to plumbing or electrical systems, which can help us find savings, as well as your past claims.
