Duncan is the central hub of the Cowichan Valley, and our Beverly Corners branch supports customers in nearby communities such as North Cowichan, Ladysmith, Chemainus, Cowichan Bay and Lake Cowichan.
Known as the City of Totems, Duncan sits at the heart of a region with strong agricultural roots, vibrant local businesses and a close-knit community. Here in Duncan, a farm or rural property outside the city core has very different insurance considerations from a home in downtown Duncan, and regular travel along Highway 1 or between Chemainus, Ladysmith and Cowichan Bay can shape how you think about your car insurance.
Your insurance should reflect your local home, vehicle, business and how you actually use them. Our brokers can help you take a personalized look at what makes sense for you rather than taking a one-size-fits-all approach.
Western Coast Insurance Services has been part of Western Financial Group since 2013. That means our Duncan customers get local BC insurance advice, with the resources of a national insurance brokerage.

Where you live makes a difference to your insurance. From the Cowichan River floodplain and rural properties to earthquake risk, our Duncan brokers with Western Coast Insurance Services can help you understand what your policy covers, what it doesn’t and whether there are additional options worth considering.
Cowichan River Flooding
Parts of North Cowichan and the City of Duncan sit in the Cowichan River floodplain. New and raised dikes and pump stations were added after the 2009 flood, but North Cowichan flooding can still occur. Not every Duncan home insurance policy covers every type of water damage, so it’s worth understanding how your policy responds to overland water and sewer backup.
Ask your Duncan broker
If the river or heavy rain flooded my property, would my policy cover the damage? What about sewer backups?
Rural properties outside the Duncan city core face different rating factors, including longer emergency response times and outbuildings that need to be insured. Farms add equipment, livestock and farm buildings to the picture. We can help make sure your home, outbuildings and farm operations are each covered correctly.
Ask your Duncan broker
What are my barn, shop and other outbuildings fully covered for, and is my farm equipment included?
Earthquake coverage is recommended for Duncan homeowners because of Vancouver Island’s seismic activity. It isn’t generally included in a standard BC home insurance policy, but it can usually be added. Your broker can help you understand what it would protect, how the deductible works and whether it makes sense for your home.
Ask your Duncan broker
Do I have earthquake coverage on my home? How does it work and what does it cover?
Many Cowichan Valley homes sit on rural or wooded lots. If your property backs onto trees, wildfire is a risk worth discussing with your broker. Home insurance generally includes protection against fire, including wildfire, but it’s still important to know whether you have enough coverage to rebuild and what help is available with living expenses if you have to leave home.
Ask your Duncan broker
If a wildfire forced me to evacuate, what would my policy help pay for?
Planning a visit, moving to the Cowichan Valley or looking for help with your next policy? Here are a few things you might want to know.
What types of insurance can I get at Western Coast’s Beverly Corners branch in Duncan?
Our Duncan brokers can help with ICBC renewals and optional car insurance, home and condo insurance, tenant insurance, farm insurance, business insurance and other personal insurance needs. The options available will depend on the insurer, what you’re insuring and your individual circumstances.
What does ICBC Basic Autoplan include in Duncan?
ICBC Basic Autoplan is mandatory for every vehicle registered in BC. It includes $200,000 in third-party liability coverage, Enhanced Accident Benefits for injury care and recovery, Underinsured Motorist Protection of up to $1 million per insured person, and inverse liability where local laws don’t let you claim against the other driver. Many Duncan drivers add optional coverage such as extended third-party liability, collision and comprehensive. Our brokers can help you review which options fit how you drive.
What optional car insurance should Duncan drivers consider?
In addition to ICBC Basic Autoplan, Duncan drivers can buy optional coverage through ICBC or private insurers. Common options include collision, comprehensive, extended third-party liability, rental vehicle coverage, loss of use and new vehicle replacement coverage. Extended third-party liability is often chosen by drivers who want limits above the $200,000 included with Basic Autoplan.
Do Duncan neighbourhoods affect car insurance rates?
Rates aren’t set by neighbourhood alone, but driving patterns and exposure play a role. Drivers in downtown Duncan or North Cowichan, or along the routes connecting Chemainus, Ladysmith and Cowichan Bay, may see different levels of traffic and collision exposure. Rural driving, longer commutes and frequent highway use can also influence premiums.
Do you pay a deductible if you’re not at fault in a crash in Duncan?
Under ICBC’s Enhanced Care system, Basic Vehicle Damage Coverage pays for repairs to your own vehicle to the extent you’re not responsible for the crash.
If you are responsible, your optional collision coverage applies and you pay the deductible you chose. If the other driver is uninsured or can’t be identified, such as in a hit and run, a deductible may apply depending on your optional coverage.
How much does home insurance cost in Duncan?
Pricing depends on factors such as your home’s age, construction type, square footage, claims history and the optional coverage you choose. Older properties, or homes closer to the coast or flood-prone areas, may see higher premiums. Your coverage amount should reflect what it would cost to rebuild, not your home’s market value.
What optional home insurance coverage should Duncan homeowners consider?
We find that Duncan homeowners often choose earthquake insurance, sewer backup coverage and overland water coverage. Earthquake coverage is often recommended because of Vancouver Island’s seismic activity, and sewer backup or water damage endorsements can be important for homes with older plumbing or properties in lower-lying areas.
Do neighbourhoods in Duncan affect home insurance rates?
Rates aren’t based on neighbourhood alone, but location-related risks do matter. Homes in downtown Duncan, North Cowichan, or near rivers or low-lying areas may have different exposure to water damage or weather-related risks.
Rural properties outside the city core may also face different rating factors, including longer emergency response times or outbuildings that need to be insured.
What information do I need to get a home insurance quote in Duncan?
We’ll typically ask for the year your home was built, renovation history, construction materials, square footage, roof age, heating system type and any past claims. Because Duncan has a mix of older homes and newer developments, insurers often pay close attention to plumbing, electrical systems and overall maintenance.
