Part of your community
The Semiahmoo area is known for its coastal lifestyle, parks and strong sense of community. From Peace Arch Park and Crescent Beach to schools, recreation centres, and local shops, we’re proud to support customers in South Surrey and White Rock.
Whether you’re a long-time homeowner near the waterfront, raising a family in South Surrey, downsizing to a condo near White Rock or running a business near the Peace Arch, your coverage needs to fit your life. A beachside home in Crescent Beach and a condo by Semiahmoo Town Centre need very different insurance coverages.
Your insurance should reflect your home, vehicle, business and how you actually use them. Our brokers can help you take a personalized look at what makes sense for you rather than taking a one-size-fits-all approach.

Local questions worth asking
Where you live can make a difference to your insurance. From coastal flooding and border crossings to strata living and earthquake risk, our Semiahmoo brokers with Western Coast Insurance Services can help you understand what your policy covers, what it doesn’t and whether extra options are worth considering.
The City of Surrey's coastal floodplain, including Crescent Beach and Mud Bay, is subject to both coastal and river flooding. Waterfront homes should know how their policy treats overland water, storm surge and sewer backup.
Is overland or coastal flood coverage available for my home?
Quick trips across the Peace Arch crossing are common in South Surrey. Your ICBC coverage applies when you drive in the US, but liability claims there can be much larger than in BC. Many drivers raise their third-party liability limit and add travel medical insurance before heading south.
Is my liability limit high enough for driving in the US?
Many Semiahmoo customers live in condos near White Rock and Semiahmoo Town Centre. Your strata’s policy covers the building, but not your belongings, upgrades or personal liability, and you could owe part of the strata deductible after a claim. Your broker can walk you through each part of your policy.
How much strata deductible coverage do I need, and what does my strata policy already cover?
An earthquake could damage both your own unit and the building’s common property. For condo owners, that can mean a large strata deductible shared among owners, on top of repairs inside your unit. Earthquake protection, including strata deductible coverage for earthquakes, is usually an optional add-on.
If the strata charged me part of an earthquake deductible, would my condo policy help pay it?

Your local broker, your questions
Living by the water, renewing a condo policy or heading across the border? Here are a few questions Semiahmoo customers often ask.
Our Semiahmoo brokers can help with ICBC renewals and optional car insurance, home, condo and tenant insurance, business insurance, life and travel insurance. The options available will depend on the insurer, what you’re insuring and your individual circumstances.
We’re at 1688 152nd Street, Suite 105. We open at 8:30 a.m. six days a week: Monday to Friday until 5:00 p.m., and Saturday until 4:00 p.m. You can also renew by phone.
ICBC Basic Autoplan is mandatory for every vehicle registered in BC. It includes $200,000 in third-party liability coverage, Enhanced Accident Benefits for injury care and recovery, Underinsured Motorist Protection of up to $1 million per insured person, and inverse liability where local laws don’t let you claim against the other driver. Many South Surrey drivers add optional coverage such as extended third-party liability, collision and comprehensive. Our brokers can help you review which options fit how you drive.
Yes. ICBC coverage applies when you drive in Canada and the US. Because liability claims in the US can be much larger, many South Surrey drivers raise their third-party liability limit. Travel medical insurance is also worth having, as provincial health coverage pays only a small part of US medical costs.
Yes. Many Semiahmoo customers renew their car, home and condo policies by phone. We’ll walk you through what’s changed, explain your coverage and send your documents by email. If you’d rather come in, we open at 8:30 a.m. Monday to Saturday.
The strata policy covers the building and common property. Your condo policy covers your belongings, improvements to your unit, personal liability, extra living costs if you need to move out during repairs, and your share of a strata deductible if a claim starts in your unit.
Surrey’s coastal floodplain makes up about 20% of the city’s land area and includes neighbourhoods such as Crescent Beach. The City is upgrading dykes and drainage as it plans for sea level rise. If you live near the water, ask us about overland water and sewer backup coverage.
No. Standard home insurance in BC does not include earthquake coverage, but it can usually be added as an endorsement. South Surrey shares Metro Vancouver’s earthquake risk, so it’s worth reviewing with your broker.
Earthquake coverage typically includes dwelling coverage to repair or rebuild your home, personal property coverage for belongings like electronics and furniture, and loss-of-use coverage for additional living expenses while your home is repaired.
Earthquake deductibles are often a percentage of your coverage limit rather than a fixed amount, so ask us to show you the dollar figure.
Yes. We offer life insurance options designed to support your family and help you plan for the future. Ask our Semiahmoo team about the options available and what you’d need to apply.
