Where you live can make a difference to your insurance. From older homes and heavy rain to earthquake risk, our Tillicum brokers with Western Coast Insurance Services can help you understand what your policy covers, what it doesn’t and whether there are additional options worth considering.
Character Homes Near the Gorge
Many homes in Victoria West and along the Gorge were built decades ago, and insurers often ask about the age of the roof, the type of plumbing and the electrical system. Updates and good maintenance can widen your options and help when it’s time to renew. Your broker can help you understand what an insurer will want to know before you apply.
Ask your Tillicum broker
What should I tell an insurer about my older home, and which updates make the biggest difference?
The City of Victoria notes that heavy rain can flood neighbourhoods in and around Victoria. When storm drains and older sewer lines are overwhelmed, water can back up into basements. Sewer backup usually needs to be added to a home policy, and backwater valves can help reduce the risk. Your broker can help you check what your policy includes.
Ask your Tillicum broker
Is sewer backup included in my policy, and what would I pay if my basement flooded?
The City of Victoria estimates a one-in-three chance of a damaging earthquake in the next 50 years, and neighbourhoods around Tillicum share that risk. Earthquake damage isn’t generally included in a standard BC home insurance policy, but coverage may be available as an add-on. Your broker can explain what it would protect and how the deductible works.
Ask your Tillicum broker
What would earthquake coverage add for my home or condo, and how is the deductible set?
Retail, food service and trades businesses around Tillicum Centre and Uptown see a lot of customers coming and going. Liability for slips and falls, damage to your premises and time lost after a covered loss are all worth reviewing. Your broker can help you build a business policy around your lease, staff and day-to-day operations.
Ask your Tillicum broker
Does my business policy cover a customer injury on my premises and lost income after a covered loss?
Renewing ICBC, renting near Uptown or insuring an older home? Here are a few questions Tillicum customers often ask.
What types of insurance can I get at Western Coast’s Tillicum broker?
Our Tillicum brokers can help with ICBC renewals and optional car insurance, home and condo insurance, tenant insurance, business insurance and other personal insurance needs. The options available will depend on the insurer, what you’re insuring and your individual circumstances.
Where can I renew my ICBC insurance near Tillicum Centre?
You can renew at our broker at 3170 Tillicum Rd #169, beside Tillicum Centre. We’re open Monday to Saturday from 9:00 a.m. to 5:00 p.m., and our brokers can review optional coverage at the same time.
What does ICBC Basic Autoplan include?
ICBC Basic Autoplan is mandatory for every vehicle registered in BC. It includes $200,000 in third-party liability coverage, Enhanced Accident Benefits for injury care and recovery, Underinsured Motorist Protection of up to $1 million per insured person, and inverse liability where local laws don’t let you claim against the other driver. Many Victoria drivers add optional coverage such as extended third-party liability, collision and comprehensive. Our brokers can help you review which options fit how you drive.
What does ICBC third-party liability cover?
Third-party liability protects you if you’re responsible for injuring someone or damaging their property. Basic Autoplan includes $200,000 of it, which can also help with non-vehicle property damage, driving out of province, and situations where the law allows the other driver to sue. Many drivers add extended third-party liability for higher limits.
I rent near Uptown. Do I need tenant insurance?
Your landlord’s policy covers the building, not your belongings or your personal liability. Tenant insurance can help replace your things after a fire, theft or certain types of water damage, cover extra living costs if you have to move out temporarily, and protect you if you accidentally damage the unit or someone is hurt. Some landlords require it in the lease.
Does home insurance cover sewer backup?
Not always. Sewer backup coverage often has to be added to a home policy as an endorsement, and it may come with its own deductible or limit. Homes with older drainage are more exposed, and devices like backwater valves can help reduce the risk. Ask your broker to confirm what your policy includes.
Is earthquake insurance included with home insurance in Victoria?
No. Standard home insurance in BC does not include earthquake coverage, but it can usually be added as an endorsement. The City of Victoria estimates a one-in-three chance of a damaging earthquake in the next 50 years, so it’s worth reviewing with your broker.
Earthquake coverage typically includes dwelling coverage to repair or rebuild your home, personal property coverage for belongings like electronics and furniture, and loss-of-use coverage for additional living expenses while your home is repaired.
Earthquake deductibles are often a percentage of your coverage limit rather than a fixed amount, so ask us to show you the dollar figure.
Can you insure a business near Tillicum Centre or Uptown?
Yes. We help retail, hospitality, trades and professional service businesses review liability, commercial property, business interruption and equipment coverage. Tell us about your premises, lease requirements and what you do, and we’ll help you compare options.
Can I bundle my home and car insurance?
Often, yes. Depending on the insurer, combining policies such as home, condo or tenant insurance with optional car insurance may help you save and keeps your renewals in one place. Our brokers can compare bundled and separate options for you.
Is Western Coast Insurance part of Western Financial Group?
