Where you live makes a difference to your insurance plan. From older homes and life on the water to earthquake risk, our Admirals Walk brokers with Western Coast Insurance Services can help you understand what your policy covers, what it doesn’t and any additional options worth considering.
Earthquake and Tsunami Preparedness
Greater Victoria is in one of Canada’s most seismically active regions. While earthquake damage isn’t generally included in a standard BC home insurance policy, coverage is available as an add-on. Your broker can help you understand what's protected, how the deductible works and whether extra coverage makes sense for your home.
Ask your Admirals Walk broker
Does my current policy cover earthquake damage, and what would I pay before the coverage applies?
Many homes in Vic West and Esquimalt are older or full of character, so insurers often look closely at wiring, such as knob and tube, plumbing type and roof age. Upkeep and renovations can make a real difference to your options. Your broker can help you understand what an insurer will ask and how updates may affect your coverage.
Ask your Admirals Walk broker
How does the age of my home affect my current coverage, and are there any renovations or upgrades I could do to improve premiums?
If you keep a boat at a marina, on the Gorge, or on a trailer at home, how you use and store it matters to your insurance. Home insurance policies usually offer limited protection for watercraft, so you probably need custom coverage for your boat. Western Coast brokers can help you look at liability, theft and damage, on the water and in storage.
Ask your Admirals Walk broker
Is my boat covered while it’s stored, trailered and out on the water? What upkeep do I need to do to maintain my coverage?
Extreme weather is becoming more frequent across Greater Victoria, and older drainage and plumbing can add to the risk of water getting into your home. Every home insurance policy is different, so double-check that you're covered for sewer backup and overland water damages.
Ask your Admirals Walk broker
Am I covered if water backs up through my drains during a heavy storm? Do I have overland water protection?
Planning a visit, moving to Victoria or looking for help with your next policy? Here are a few things you might want to know.
What types of insurance can I get at Western Coast’s Admirals Walk branch?
Our Admirals Walk brokers can help with ICBC renewals and optional car insurance, home and condo insurance, tenant insurance, boat insurance, motorcycle and RV insurance, business insurance and other personal insurance needs. The options available will depend on the insurer, what you’re insuring and your individual circumstances.
Where can I renew my ICBC insurance near Esquimalt and View Royal?
You can renew at our Admirals Walk branch at 1497 Admirals Rd, Monday to Saturday from 9:00 a.m. to 5:00 p.m. You can also renew over the phone, and our brokers can review optional coverage such as collision, comprehensive and extended liability at the same time.
What does ICBC Basic Autoplan include?
ICBC Basic Autoplan is mandatory for every vehicle registered in BC. It includes $200,000 in third-party liability coverage, Enhanced Accident Benefits for injury care and recovery, Underinsured Motorist Protection of up to $1 million per insured person, and inverse liability where local laws don’t let you claim against the other driver. Many Victoria drivers add optional coverage such as extended third-party liability, collision and comprehensive. Our brokers can help you review which options fit how you drive.
Do I need separate insurance for my boat?
Often, yes. A home insurance policy may offer only limited protection for watercraft, so if you keep a boat on the Gorge, at a marina or on a trailer, a separate boat policy is usually worth considering. Our Admirals Walk brokers can help you look at liability, theft and damage coverage, on the water and in storage.
Do you pay a deductible if you’re not at fault in a crash in Victoria?
Under ICBC’s Enhanced Care system, Basic Vehicle Damage Coverage pays for repairs to your own vehicle to the extent you’re not responsible for the crash.
If you are responsible, your optional collision coverage applies and you pay the deductible you chose. If the other driver is uninsured or can’t be identified, such as in a hit and run, a deductible may apply depending on your optional coverage.
I’m moving to Victoria from another province. Can you help set up my insurance?
Yes. Our brokers can help you set up ICBC Basic Autoplan and any optional car insurance for your vehicle, along with home, condo or tenant insurance for your new place. Tell us your move date and current policies so we can help line up your coverage, and confirm your new coverage before you cancel anything you already have.
What does home insurance cover for a character home in Vic West or Esquimalt?
Home insurance commonly covers fire, wind, vandalism, theft and certain types of water damage. For older and character homes, insurers often ask about wiring such as knob and tube, plumbing type and roof age, and standard policies exclude wear and tear or aging infrastructure.
Earthquake, overland water and sewer backup coverage usually need to be added.
Is earthquake insurance included with home insurance in Victoria?
No. Standard home insurance in BC does not include earthquake coverage, but it can usually be added as an endorsement. Because Greater Victoria is in one of Canada’s most seismically active regions, we recommend reviewing it with your broker.
Earthquake coverage typically includes dwelling coverage to repair or rebuild your home, personal property coverage for belongings like electronics and furniture, and loss-of-use coverage for additional living expenses while your home is repaired.
Earthquake deductibles are often a percentage of your coverage limit rather than a fixed amount, so ask us to show you the dollar figure.
What questions will I need to answer to get home insurance?
We typically ask about the year your home was built and its renovation history, construction type and materials, square footage and roof type, plumbing, wiring and heating, safety features like monitored alarms, sump pumps or backwater valves, and your claims history.
If you’ve recently updated your roof, wiring or plumbing, let us know. Updates like these can make a difference to your options.
