Brokers who live
and give back here.

Clayton is one of Surrey’s fastest-growing communities, with dense townhouse developments, newer detached homes and busy commuter routes. From Clayton Heights and East Clayton to Hillcrest and Katzie, our broker supports customers throughout the area.

Whether you’re protecting your Clayton Heights home, commuting along Fraser Highway, renting out a basement suite or running a business nearby, your coverage should fit your life. A townhouse that shares walls with neighbours raises different questions than a detached home with a rental suite.

Your insurance should reflect your home, vehicle, business and how you actually use them. Our brokers can help you look at what makes sense for you rather than taking a one-size-fits-all approach.

Local questions worth asking

Clayton risks to review with your broker

Where you live can make a difference to your insurance. From townhouses and rental suites to busy commuter routes and earthquake risk, our Clayton brokers with Western Coast Insurance Services can help you understand what your policy covers, what it doesn’t and whether there are additional options worth considering.

Townhouses and Shared Walls

Many Clayton homes are in dense townhouse developments. In multi-unit housing, a single water event can affect several units at once, and the strata deductible can be passed on to the owner where the damage started. Strong water damage protection and strata deductible coverage are worth a close look.

Ask your Clayton Crossing broker

If a leak in my unit damaged my neighbour’s, what would my policy and the strata cover?

Review condo & townhome coverage

Homes with Basement Suites

Many Clayton homes have basement suites. Renting one out can change the coverage your home needs, including liability for tenants and protection for rental income. Let your insurer know about the suite, and ask your tenants to carry their own tenant insurance.

Ask your Clayton Crossing broker

Do I need to tell my insurer about my basement suite, and is my rental income protected?

Check your home coverage

Sewer Backup and Drainage

Clayton is close to several Surrey neighbourhoods where older drainage infrastructure can increase the risk of sewer backup, and even newer homes can benefit from added protection. Sewer backup and overland water usually need to be added to a standard home policy.

Ask your Clayton Crossing broker

Is sewer backup included in my policy, and what limit and deductible apply?

Review home coverage

Earthquake Coverage

Earthquake coverage is a key consideration for the Surrey region. It isn’t included in a standard BC home insurance policy, but it can usually be added. Your broker can help you understand what it would protect and how the deductible works for a house or townhome.

Ask your Clayton Crossing broker

What would earthquake coverage protect for my townhome, and how is the deductible worked out?

Your local broker, your questions

Insurance FAQs for Clayton

Commuting on Fraser Highway, renting out a suite or buying a townhome? Here are a few questions Clayton customers often ask.

What types of insurance can I get at Western Coast’s Clayton Crossing broker?

Our Clayton Crossing brokers can help with ICBC renewals and optional car insurance, home, condo and tenant insurance, business insurance, farm insurance, life and travel insurance. The options available will depend on the insurer, what you’re insuring and your individual circumstances.

What are the Clayton Crossing broker’s hours?

We’re at 18737 Fraser Highway, Unit 101. We’re open Monday to Friday from 9:00 a.m. to 5:00 p.m., and Saturday from 9:00 a.m. to 4:00 p.m. We’re closed on Sundays.

What does ICBC Basic Autoplan include?

ICBC Basic Autoplan is mandatory for every vehicle registered in BC. It includes $200,000 in third-party liability coverage, Enhanced Accident Benefits for injury care and recovery, Underinsured Motorist Protection of up to $1 million per insured person, and inverse liability where local laws don’t let you claim against the other driver. Many Clayton drivers add optional coverage such as extended third-party liability, collision and comprehensive. Our brokers can help you review which options fit how you drive.

Which insurers do your Clayton brokers compare?

We review coverage options from many of Canada’s leading insurers, such as Aviva, Intact, Economical, Wawanesa, and SGI CANADA and Pembridge for specialty vehicles, homes and farms. Comparing several at once saves you time and helps you understand coverage differences before you choose.

How can I lower the cost of my car insurance in Surrey?

Keep a clean driving record, ask whether you qualify for ICBC’s distance-based discounts, add approved anti-theft devices and choose a higher deductible if it fits your budget. A broker can also compare optional coverage from private insurers, and bundling can lower your overall cost.

Do I need to tell my insurer about a basement suite?

Yes. A rented suite changes how your home is used, and some policies need an endorsement for rental income or tenant-related liability. Not disclosing it could affect a claim. Your tenants should also carry their own tenant insurance for their belongings and liability.

Does townhouse or condo insurance cover water damage from a neighbour’s unit?

Your condo policy can cover your belongings and improvements, and it may help with the strata deductible if the damage is charged back to you. Who pays often depends on where the water came from and your strata’s bylaws, so it’s worth reviewing your limits with your broker.

Is earthquake insurance included with home insurance in Surrey?

No. Standard home insurance in BC does not include earthquake coverage, but it can usually be added as an endorsement. Earthquake coverage is a key consideration for the Surrey region, for houses and townhomes alike.

Earthquake coverage typically includes dwelling coverage to repair or rebuild your home, personal property coverage for belongings like electronics and furniture, and loss-of-use coverage for additional living expenses while your home is repaired.

Earthquake deductibles are often a percentage of your coverage limit rather than a fixed amount, so ask us to show you the dollar figure.

What isn’t usually covered by a standard Surrey home policy?

Most standard policies exclude earthquake damage unless you add an endorsement, overland flood and sewer backup unless you add optional coverage, wear and tear from aging roofs, plumbing or drainage systems, and damage caused by poor maintenance.

Is Western Coast Insurance part of Western Financial Group?
